Graham WA Cost of Living: What Your Money Gets You vs. Puyallup

Graham Market Insights

Graham WA cost of living looks like a bargain on a listing sheet and like a stretch on a commute map, and both readings are correct. When buyers ask me whether Graham is cheaper than Puyallup, I ask them which bill they mean. The house itself costs less per square foot in Graham. The drive, the rent and the upkeep of a well and septic system can cost more.

This guide puts the two side by side, line by line, using the most recent public numbers I could pull at the source: Redfin sales data through September 2026, the Census Bureau's 2020-2024 American Community Survey, Zillow's rent index, the City of Puyallup's 2026 utility rates and the Washington Department of Revenue's fourth-quarter 2026 tax rates. One note before we start: Graham is an unincorporated community, not a city, so county rules and county services apply.

Graham vs. Puyallup at a Glance

  • Price per square foot (3 months ending Sept 2026): $263 in Graham, $298 in Puyallup
  • Median sale price: $549,738 in Graham, $534,720 in Puyallup
  • Typical rent (Zillow, Sept 2026): about $2,562 in ZIP 98338, about $1,954 in Puyallup's 98371
  • Median real estate taxes paid: $4,841 a year in Graham, $4,950 in Puyallup
  • Average one-way commute: about 43 minutes from Graham, about 31 minutes from Puyallup
  • Sales tax at home addresses: 8.2% to 10.2% in Graham depending on the address, 10.3% in Puyallup

Graham WA Cost of Living Starts With Price Per Square Foot

The headline median makes Graham look more expensive, which surprises people. Over the three months ending September 2026, Redfin's Graham market page shows a median sale of $549,738, while Puyallup's was $534,720. The per-foot figure tells the real story: Graham homes sold for $263 a square foot and Puyallup homes for $298.

Measure (3 months ending Sept 2026) Graham Puyallup
Median sale price $549,738 (down 6.3%) $534,720 (down 10.4%)
Median price per square foot $263 (down 5.4%) $298 (down 2.9%)
Median days on market 32 31
Sale-to-list price 100.4% 99.6%
Listings with a price drop 51.2% 41.9%

A $35 gap per square foot adds up quickly. At the median rates, 2,000 square feet costs about $70,000 less in Graham than in Puyallup. That is why the medians land close together: Graham buyers tend to spend about the same money and come away with a bigger house. The Census numbers agree. The median Graham home has 6.3 rooms against 5.2 in Puyallup, and the median year built is 1999 against 1987.

The housing mix differs too. About 81% of Graham's homes are detached single-family houses and about 11% are manufactured homes, while Puyallup is 56% detached with a large share of apartments and condos. If you want land, read my guide to evaluating Graham homes with acreage before you compare listings, because lot size drives price there more than square footage does.

Renting in Graham Costs More, and the Reason Is the Housing

Renters see the opposite side of the Graham WA cost of living picture. Zillow's Observed Rent Index put typical rent in Graham's ZIP 98338 at about $2,562 in September 2026, up 1.7% from a year earlier. Puyallup's core ZIPs were lower: about $1,954 in 98371 and about $2,040 in 98372. The Census survey points the same direction, with a median gross rent of $2,095 in Graham against $1,812 in Puyallup.

Graham rents are not higher because the same apartment costs more. They are higher because there are few apartments to rent. More than half of Graham's rented homes are detached houses, so a typical rental there is a three-bedroom house with a yard. If you plan to rent before you buy, Puyallup gives you more choices at lower prices. My Graham relocation guide covers the move itself.

Property Taxes Barely Change the Graham WA Cost of Living

Many buyers expect lower property taxes outside city limits to pull the Graham WA cost of living down. In practice the difference is small. The 2020-2024 American Community Survey puts the median annual real estate tax paid by Graham homeowners at $4,841, and by Puyallup homeowners at $4,950. That is about $109 a year apart on homes with similar median values ($516,700 in Graham and $551,800 in Puyallup in the same survey).

Those are medians across thousands of households, not a quote for any one house. Your bill depends on the parcel's assessed value and its tax code area, which sets the school, fire and other levies that apply. Much of Graham is in the Bethel School District and is served by Central Pierce Fire & Rescue, while Puyallup homes pay the city's levies. Unincorporated parcels also carry Pierce County's surface water management charge on the tax statement. Before you make an offer, look the address up on the Pierce County Assessor-Treasurer's site and read the actual tax bill.

Utilities: A City Bill in Puyallup, Your Own System in Graham

Puyallup homes on city utilities get one predictable bill. The city's 2026 rate sheet raised water, sewer and stormwater rates on February 1 and shows a sample residential bill based on 600 cubic feet of water a month.

City of Puyallup sample bill (2026) Monthly
Water (service charge plus 600 cubic feet) $37.21
Sewer (service charge plus usage) $78.66
Stormwater $25.12
Landfill fee $1.27
Total $142.26 (about $1,707 a year)

Garbage is billed separately, and the city offers a senior and disability discount that brings the sample bill to $109.72. Sewer is the largest piece, and that is where the Graham WA cost of living differs most. Many Graham homes run on a septic system, and many draw water from a private well or a small shared water system.

With septic and a well, you skip the monthly sewer bill and take on the upkeep yourself. The Tacoma-Pierce County Health Department's operation and maintenance page describes routine septic inspections on a three-year cycle, which some owners can stretch to five years through its program. Each pumping or inspection report a certified company enters in the county's system carries a $60 health department fee in 2026, on top of what the company charges for the work. For private wells, the department recommends testing for bacteria once a year and for nitrates every three years. A drainfield or well pump failure is the big expense to plan for, so a septic and well inspection belongs in every Graham purchase. The Commute Is the Largest Line in Graham WA Cost of Living

If you work in Tacoma, Seattle or at JBLM, the drive may matter more than any figure above. Census commute data for 2020-2024 shows Graham workers average about 43 minutes each way, against about 31 minutes for Puyallup workers. The long commutes stand out even more: about 26% of Graham commuters spend an hour or more each way, compared with about 16% in Puyallup.

Here is the arithmetic on that gap. Twelve extra minutes each way, over 240 workdays, is about 93 hours a year behind the wheel, or more than two full work weeks. That time belongs in any honest Graham WA cost of living estimate, along with fuel and miles on the car. Graham households also own more vehicles: about 45% have three or more, against about 24% in Puyallup. Puyallup has Sounder service from Puyallup Station and ST Express 578, which my Puyallup commuter guide covers. Graham has no Sounder station, so most commutes start on Meridian (SR-161).

Sales Tax and Car Tabs: Where the Lines Fall

Sales tax and vehicle taxes are two more places where the address matters. I ran addresses through the Department of Revenue's rate lookup for the fourth quarter of 2026.

Location (Q4 2026) Combined sales tax Inside Sound Transit district?
City of Puyallup 10.3% Yes
Graham, Meridian at 176th St E 10.2% Yes
Graham, Meridian near 188th to 208th St E 9.6% Yes
Graham, Meridian at 224th St E and farther south 8.2% No

Keep the sales tax gap in perspective. Sales tax is charged where you buy, not where you live, so a Graham resident shopping on South Hill pays the South Hill rate. The lower Graham rate mainly matters for things delivered to your home.

The Sound Transit line matters more, because it follows your registration address. According to the Department of Licensing, residents inside the district pay a Regional Transit Authority tax of 1.1% of the vehicle's depreciated value each year, calculated from the manufacturer's suggested retail price on a state schedule. On a new car with a $35,000 MSRP, that is about $385 in the first year, and it shrinks as the car ages. Every Puyallup address pays it. Part of Graham does not. For a household with three or four vehicles, which is common in Graham, the difference adds up. Check any address with Sound Transit's address lookup.

Graham WA Cost of Living: Who Comes Out Ahead?

Put the lines together and a pattern shows. Graham tends to come out ahead for buyers who want space and land, work locally or from home, and are comfortable maintaining a septic system and well. It also suits households that register several vehicles and can choose an address outside the Sound Transit district. Puyallup tends to come out ahead for buyers with a daily commute north, renters, and owners who would rather pay a city utility bill than manage their own systems.

Graham households also report a higher median income in the Census survey, $116,862 against $97,826 in Puyallup. That figure describes who lives there now, not what anyone needs to earn to move there. For prices and trends, see my Graham housing market update.

Graham WA Cost of Living: Questions I Hear Most

Is Graham WA cheaper to live in than Puyallup?

It depends on which cost you mean. Over the three months ending September 2026, the median Graham sale was $549,738 against $534,720 in Puyallup, but Graham sold for $263 per square foot against $298, so a dollar buys more house and usually more land. Rents, the commute and self-maintained utilities run the other way.

Are property taxes lower in Graham than in Puyallup?

Not by much. In the Census Bureau's 2020-2024 American Community Survey, the median homeowner in Graham paid $4,841 a year in real estate taxes and the median Puyallup homeowner paid $4,950. Your actual bill depends on the assessed value and the tax code area of the parcel, so look up the specific address with the Pierce County Assessor-Treasurer.

What does a Puyallup city utility bill cost?

The city's 2026 rate sheet shows a sample residential bill of $142.26 a month for water, sewer, stormwater and the landfill fee, based on 600 cubic feet of water. Garbage is billed separately. Many Graham homes are not on city sewer, so the cost there shows up as septic pumping, inspections and repairs instead of a monthly bill.

How long is the commute from Graham?

The average one-way commute for Graham workers is about 43 minutes, compared with about 31 minutes for Puyallup workers, based on 2020-2024 Census figures. About 26% of Graham commuters spend an hour or more each way, against about 16% in Puyallup.

Do Graham residents pay the Sound Transit car tab tax?

Some do and some don't. The 1.1% Regional Transit Authority tax applies only to vehicles registered inside the Sound Transit district, and that boundary runs through Graham. Addresses I checked on Meridian near 188th through 208th Street East were inside it; addresses at 224th Street East and farther south were outside. Check a specific address with Sound Transit's lookup tool before you assume either way.

Why are rents higher in Graham than in Puyallup?

Mostly because of what is for rent. More than half of Graham's rented homes are detached houses, while Puyallup has far more apartments. Zillow's rent index for ZIP 98338 was about $2,562 in September 2026, compared with about $1,954 in Puyallup's 98371.
