It runs three schools, Lake Tapps Elementary, Dieringer Heights Elementary, and North Tapps Middle School, and covers preschool through 8th grade. Ask the district how high school works for your address before you buy.
• Newer Tehaleh homes. Tehaleh is served by two districts. Some homes attend Sumner-Bonney Lake schools, including Tehaleh Heights Elementary and Bonney Lake High School, while some newer homes fall in the Orting School District.

The City of Bonney Lake's water system covers a 25.89-square-mile service area on the plateau, from Rhodes Lake Road in the south to the King County line in the north. It serves about 42,000 people through more than 14,000 connections, drawing on springs, wells, and a standby agreement with Tacoma Public Utilities. So a house outside city limits can still get city water. The seller disclosure names the purveyor for a specific address.

Sewer does not reach as far. City sewer serves nearly 6,500 homes and businesses, with treatment at the regional plant in Sumner. Plenty of plateau homes, especially older lake homes, are still on septic. Tehaleh is its own case. Its wastewater goes to Pierce County's Cascadia Wastewater Treatment Plant, which was built to serve that community.

Here is the rule that surprises relocating buyers. Under Bonney Lake Municipal Code 13.12.130, when a gravity public sewer main with a side sewer connection has been installed in the street or right-of-way abutting the property line, the property must connect to public sewer at the time of sale or substantial improvement. Where the main only reaches the property line, connection is required when the septic system fails or needs replacement.

For a buyer, that means a city home on septic can come with a connection bill attached to the purchase. It is not a reason to skip the house. It is a reason to ask about sewer before you write the offer, to settle in the contract who pays for the connection, and to order a septic inspection either way. How Do You Get Around Bonney Lake Without a Car?

Honestly, mostly you don't. Bonney Lake left Pierce Transit's service area in 2012, so there is no local bus network. Most residents drive SR-410 down the hill to SR-167.

The transit option is Sound Transit's ST Express 596, a weekday-only shuttle between the Bonney Lake Park and Ride and Sumner Station. Under the schedule that took effect August 30, 2026, it runs nine morning trips toward Sumner between 4:47 and 7:45 a.m. and ten afternoon trips back between 3:07 and 7:12 p.m., about 11 to 17 minutes each way. At Sumner Station you catch the Sounder S Line to Seattle or Tacoma. Older relocation guides mention Route 578. That route no longer runs.

How Fast Is Bonney Lake Selling Right Now?

Relocating buyers have a little more room here than they did a year ago. For the three months ending August 2026, the Bonney Lake median sale price was about $626,000, essentially flat year over year, according to Redfin's Bonney Lake market data.
