Most relocating families assume South Hill equals the Puyallup School District. For the large majority of homes, that is right. Census school district boundaries put roughly 93 percent of South Hill's land area in the Puyallup School District. The exceptions sit at the southern edges:
- Southeast corner. A slice near the Orting side of the hill falls in the Orting School District.

- Everything else. Puyallup School District, where most South Hill homes are assigned to Emerald Ridge High School at 12405 184th St E or Rogers High School at 12801 86th Ave E. Junior high assignments on the hill include Glacier View, Ballou, Stahl, and Ferrucci.
The district posts its elementary, junior high, and high school boundary maps on its district maps page. Those maps are a good starting point, and some of the underlying boundary layers are several years old, so I always have clients confirm a specific address with the district before the offer goes in. This is the question that surprises people moving from a city where one utility does everything. South Hill has no single water provider. Pierce County's water purveyor map divides the hill among several systems, and each one holds its own service area.

Those shares are my read of the county's map against the census boundary, measured by land area rather than households. For any single house, the county's Find Your Water Provider tool and the seller disclosure statement name the actual purveyor. Rates, billing, and connection policies differ between them. Sewer deserves its own look. Most of South Hill sits inside the Pierce County Sewer Service Area, but being inside that area is not the same as being connected. According to Pierce County's dry sewer line page, there are 31 such developments in the service area. When sewer reaches one, owners have 180 days from notice to connect, at an estimated $15,000 to $30,000.
That is not a reason to skip a house. It is a reason to know before you buy, to ask whether a connection notice has gone out, and to add a septic inspection if the home is on one.
Step 4: Garbage, Recycling, and the 112th Street Line
Garbage service is a small detail that confuses a lot of new South Hill residents, because the county assigns haulers by ZIP code and one ZIP code is split down the middle. Per Pierce County's curbside garbage page:
- LeMay Pierce County Refuse serves ZIP 98375 and the part of 98373 south of 112th Street.
- Murrey's Disposal serves ZIP 98374 and the part of 98373 north of 112th Street.
So two families a few blocks apart can have different haulers, different pickup days, and different cart rules. I include the hauler in my move-in notes. Starting service is one of the first calls you make after closing.

- A library card. The South Hill Library at 15420 Meridian E is part of the Pierce County Library System, and it is an easy first stop for families with kids.

How Do You Get Around South Hill Without a Car?
South Hill is a driving community, and most residents commute on Meridian, SR-512, and SR-167. Transit exists, but the maps in older relocation guides are out of date, so here is the current picture from Pierce Transit and Sound Transit.
- Route 402 Meridian runs along Meridian through the South Hill Mall Transit Center and Puyallup Station, where the Sounder S Line leaves for Seattle. It is detoured during the Washington State Fair, which runs through September 27 this year.
- Route 4 connects Lakewood Transit Center to Pierce College Puyallup by way of South Hill Mall.
- Route 400 runs from the South Hill Mall Transit Center and the South Hill Park and Ride to downtown Tacoma.
- Sound Transit Route 580, which used to serve the South Hill Park and Ride, was eliminated on August 29, 2026, per Sound Transit's service change notice. If a guide tells you to take it, the guide is stale.

How Fast Is South Hill Selling Right Now?
Settling in starts with getting a house. South Hill does not give relocating buyers much slack. For the three months ending August 2026, the South Hill median sale price was about $595,000, essentially flat year over year, according to Redfin's South Hill market data. Homes sold in a median 18 days, down from 24 a year earlier, at 99.9 percent of list price, and 33.1 percent sold above list.
Price per square foot slipped 2.7 percent to $272 while the median held. That usually means larger homes made up more of the sales mix. For a relocating buyer, the takeaway is practical: prices are steady, but good houses still move in under three weeks.
