Lake Tapps new construction homes exist, but almost none of them are on the water. That surprises buyers who picture a builder selling fresh lakefront lots, so I went to the county record to see what has actually been built around the lake since 2020, where it sits, and what it sold for. My office is on West Tapps Drive, and this is the question I get most from buyers who want a new house and a lake in the same sentence.
For this guide I used the Pierce County Assessor-Treasurer’s public data files (October 2026 extract). I kept single-house parcels inside the Census Bureau’s Lake Tapps boundary, added the parcels on the Lake Tapps shore that fall inside Bonney Lake city limits, and matched them to valid, single-parcel sales recorded from November 2024 through late September 2026. Listings and builder prices were checked on November 4, 2026. They move weekly.
Lake Tapps New Construction by the County Record
- Homes built since 2020 in the Lake Tapps census area: 221 of 3,627 single-house parcels
- Lakefront homes built since 2020: 21 of 1,216 on the Lake Tapps shore, all on older platted lots
- New homes with a county lake-view tag: none
- Where the new homes are: Forest Canyon Estates (118) and The Ridge at Lake Tapps (43), both on the north end
- Median sale, built 2023 or later: $903,495, or $321 per square foot
- Median sale, lakefront of any age: $1,666,874, or $694 per square foot
How Much Lake Tapps New Construction Is There?
Less than the area's growth reputation suggests. The Lake Tapps census area holds 3,627 single-house parcels, and 221 of them, about 6%, were built in 2020 or later. Nearly three quarters of the homes around the lake were built before 2000.
| Built | Homes in the Lake Tapps census area | On the lake |
|---|---|---|
| Before 1980 | 1,142 | 355 |
| 1980 to 1999 | 1,346 | 394 |
| 2000 to 2009 | 718 | 101 |
| 2010 to 2019 | 200 | 43 |
| 2020 to 2022 | 141 | 11 |
| 2023 to 2026 | 80 | 6 |
The lake column is the one to read. Building on the water peaked before 2000 and has been a trickle since. The lakefront was platted in the 1950s through the 1980s as Lake Tapps Lakeridge, Driftwood Point, Tacoma Point, Inlet Island, Tapps Island and a dozen other additions, and those lots filled long ago. The median Lake Tapps lakefront home was built in 1985, and 64% were built before 1990.
Lake Tapps New Construction Homes on the Waterfront
On the full Lake Tapps shore, including the stretch inside Bonney Lake, the county counts 1,216 single-family homes on the lake. Only 21 were built in 2020 or later, and six since 2023. Every one of them sits in an existing neighborhood: Tapps Island, Lakeridge, Driftwood Point, Inlet Island and its Maple Point addition, Evergreen Point, Deer Island and the Orchard additions. The record does not say whether each new house replaced an older one, but none of them is part of a new builder subdivision.
So a new waterfront home on Lake Tapps means one of three things. You buy a recent custom build from its first owner. You buy an older lakefront house and rebuild it. Or you find one of the few unbuilt lots. About 50 unimproved residential parcels on the shore carry a lake-waterfront tag, once the Cascade lake-bed tracts are taken out. Some are thin access strips under 1,000 square feet, not building sites. Eight sit together in Fairweather Cove Estates on the north shore.
Building on the water also runs through more agencies than an inland lot. Under the state Shoreline Management Act, RCW 90.58.030, a lake of 20 acres or more is a shoreline of the state, and its shorelands run 200 feet landward from the ordinary high water mark. A single-family home built by the owner for their own use, no taller than 35 feet, is exempt from a substantial development permit. It still has to meet the county or city shoreline master program. A dock or bulkhead is a separate job. Cascade Water Alliance owns the lake bed and shoreline up to the 545-foot elevation line and licenses every structure on it. I cover that process in my Lake Tapps dock permits guide.
Where Lake Tapps New Construction Homes Were Built
The builders went inland, to the north end of the lake and the plateau east of it. Three subdivisions account for most of the new homes since 2020.
| Subdivision | Homes | Built | Typical lot | Builder sale prices |
|---|---|---|---|---|
| Forest Canyon Estates (north end) | 118 since 2020 | 2021 to 2024 | About 5,000 sq ft | $745,995 to $1,442,995 (119 builder sales, 2021 to 2025) |
| The Ridge at Lake Tapps (north end) | 43 | 2022 | About 12,000 sq ft | $699,995 to $1,032,845 (April 2022 to March 2023) |
| Rainier Plateau (east side) | 10 | 2025 to 2026 | About 11,000 sq ft | $680,000 to $916,619 (March to September 2026) |
| Scattered infill and lakefront rebuilds | 50 | 2020 to 2026 | Varies | Too varied to summarize |
Forest Canyon Estates is the big one. MainVue Homes is the seller of record on 119 sales there from 2021 through 2025, and the median builder sale was about $982,000. The lots are small, about 5,000 square feet at the median, so these are large new houses on tight lots, not lake estates. MainVue’s current community list no longer includes Forest Canyon Estates, so new homes there now come up as resales.
The Ridge at Lake Tapps came in one wave. All 43 homes were built in 2022 and sold by the builder of record, SSHI LLC, between April 2022 and March 2023. The lots are bigger, about 12,000 square feet. Only one has resold since then: a home bought from the builder for $865,110 in January 2023 resold for $975,000 in August 2026.
Rainier Plateau is the newest. Ten homes were built in 2025 and 2026 and all ten sold between March and September 2026, from $680,000 to $916,619, on lots of about 11,000 square feet.
All three subdivisions geocode inside the Lake Tapps census area in unincorporated Pierce County and in the Dieringer School District, not Sumner-Bonney Lake. Buyers coming from a Bonney Lake search often assume otherwise. My Sumner-Bonney Lake school district guide covers the other side of that line.

Ask Clif About a New BuildWhat Lake Tapps New Construction Homes Sold For
New homes here do not carry a price premium over older ones. They trade price per square foot for size and lot.
| Homes that sold, Nov 2024 to Sept 2026 | Sales | Median price | Median size | Per sq ft | Median lot |
|---|---|---|---|---|---|
| Built 2023 or later | 28 | $903,495 | 2,683 sq ft | $321 | 5,586 sq ft |
| Built before 2023 | 212 | $899,500 | 2,323 sq ft | $379 | 15,381 sq ft |
| Lakefront, any age | 44 | $1,666,874 | 2,676 sq ft | $694 | 15,726 sq ft |
Homes built in 2023 or later sold for nearly the same median price as older homes, about $900,000, but they were about 360 square feet larger and sat on lots barely a third the size. That is why new construction looks cheaper per square foot, $321 against $379. The older homes’ figure is pulled up by the lakefront, where 44 sales had a median of $694 per square foot. On Lake Tapps, buyers pay for the shoreline, not for the age of the house. My waterfront vs. water-view comparison breaks that premium down.
New Water-View Homes: What the County Record Shows
If a new house with a lake view is the goal, the record is blunt. The Assessor-Treasurer tags 53 single-family homes in the Lake Tapps census area with a lake view, and none of them is on the water and none was built in 2020 or later. Of the 221 homes built since 2020, the only view ratings belong to the 10 Rainier Plateau homes, rated for limited territorial views, plus one limited mountain view.
Two caveats. County appraisers rate what they see during their physical inspection cycle, so a brand-new home may not have been rated yet. And listing photos taken from a second-floor deck can show a sliver of water the county never recorded. Stand in the house, and look at the lake level on the day you visit. From November 1 the reservoir drops several feet for the winter, and the shoreline you see in December is not the one in the listing.
Lake Tapps New Construction Homes for Sale in November 2026
On November 4, 2026, Redfin showed five new homes for sale with Lake Tapps addresses, at a median list price of $975,000. Two are 4,095-square-foot homes on 176th Avenue Court East on a 2025 short plat near Fairweather Cove, listed at $1,299,999 and $1,375,000, with lots around 7,200 square feet. Two more, on 213th Avenue Court East, list at $750,000 and $850,000.
Those last two show why the mailing address is not the answer. They are marketed as Lake Tapps homes, but their coordinates fall inside Bonney Lake city limits and the Sumner-Bonney Lake School District. North of the lake, MainVue’s Diamond Vista (1740 Evergreen Way SE, Auburn) had three homes listed from $1,077,995 to $1,208,995, 3,437 to 4,133 square feet. It is in the City of Auburn and the Auburn School District, and Auburn straddles the King-Pierce county line, so confirm the county on the parcel.
For a full builder lineup, the volume is south in Tehaleh, with a Bonney Lake mailing address, where Lennar, Century, Holt, Trumark, MainVue, KB Home and Shea list homes from about $500,000 to $1.5 million. I wrote up how builder communities work in my Puyallup new construction guide, and the same contract points apply here.
Buying Lake Tapps New Construction: What to Check
A new house still comes with paperwork that buyers skip. These are the checks I run.
- Jurisdiction and schools. Pull the parcel record. Unincorporated Pierce, Bonney Lake and Auburn have different permit offices, utility providers and school districts.
- The seller disclosure. New construction is not exempt from the Washington seller disclosure statement under RCW 64.06.010. Ask for it.
- The first tax bill. Under RCW 36.21.080, new construction is valued as of July 31 and added to the rolls, so a lot-only tax bill in your escrow estimate will understate the next one.
- The HOA documents. New subdivisions have new associations with thin reserves. Read the resale certificate and the budget. My Lake Tapps HOA guide covers what to ask.
- Lake access, in writing. A Lake Tapps address does not include lake rights. If a community park or dock comes with the home, it will be in the plat or the covenants.
- Construction defect time limits. Washington’s statute of repose, RCW 4.16.310, runs six years from substantial completion. Get a private inspection before closing and another before the builder warranty ends.
Lake Tapps New Construction Homes: Questions I Hear Most
Very few. Pierce County Assessor-Treasurer records show 1,216 single-family homes on the Lake Tapps shoreline, and only 21 of them were built in 2020 or later, six of those since 2023. Each one sits on a lot platted decades ago in an existing neighborhood such as Tapps Island, Lakeridge, Driftwood Point or Inlet Island. No builder is selling a new waterfront subdivision on the lake.
Mostly off the water, on the north end. Of 221 homes built since 2020 inside the Lake Tapps census area, 118 are in Forest Canyon Estates and 43 are in The Ridge at Lake Tapps, both north of the lake in the Dieringer School District. Rainier Plateau, on the east side, added 10 homes in 2025 and 2026.
Homes built in 2023 or later inside the Lake Tapps census area sold for a median of about $903,500 from November 2024 through September 2026, or about $321 per square foot. That is close to the area's overall median of about $900,000, but new homes were larger and sat on much smaller lots than older homes, which sold for about $379 per square foot.
Not by the county record. The Assessor-Treasurer tags 53 single-family homes in the Lake Tapps census area with a lake view, and none of them was built in 2020 or later. The newest homes with any view rating are the Rainier Plateau homes, rated for limited territorial views.
Sometimes, but it takes homework. Lake Tapps is a shoreline under Washington's Shoreline Management Act, which covers land within 200 feet of the ordinary high water mark. A single-family home built for the owner's own use can be exempt from a substantial development permit but must still meet the local shoreline master program. Cascade Water Alliance owns the lake bed and shoreline up to the 545-foot line, so a dock needs a Cascade license too.
No. A Lake Tapps mailing address can sit in unincorporated Pierce County, inside Bonney Lake city limits, or nearby in Auburn. Two new homes listed with Lake Tapps addresses on 213th Avenue Court East in November 2026 geocode inside Bonney Lake and the Sumner-Bonney Lake School District. Check the parcel record for the jurisdiction and school district before you write an offer.
New Home, Lake Life, or Both
Around Lake Tapps you usually choose. New construction is on the north end and the plateau, on smaller lots, in Dieringer, Bonney Lake or Auburn schools. The water is lined with homes built before 2000 that sell for twice as much per foot. The buyers who get both either rebuild on the shore or find one of the few recent custom homes when it resells. If you want to know which of those fits your budget, start with my Lake Tapps waterfront buyer's guide and the latest Lake Tapps market snapshot.
