This South Hill seller checklist follows a sale in the order it actually happens, from the week before the sign goes up to the day you hand over the keys. South Hill homes went pending in a median of 18 days this summer and sold at 99.9 percent of list price, so the offer is rarely the hard part. The hard part is the file: the records, disclosures and accounts that have to be right between listing and closing.
South Hill adds a twist that sellers in the City of Puyallup do not have. Your mail says Puyallup, but your home sits in unincorporated Pierce County. That one fact changes where your permit history lives, who supplies your water, how your sewer works and which hauler picks up your garbage. I have written about pricing and presentation elsewhere. South Hill Seller Checklist at a Glance

South Hill Seller Checklist, Step One: Whose Rules Apply?
Start by confirming what your parcel actually is, because three of the items below depend on it. South Hill is a census-designated place of about 64,700 people, not a city. The County handles land use and permitting, the Tacoma-Pierce County Health Department handles septic, and water comes from whichever purveyor serves your street.

The County's PALS+ permit system is searchable by parcel number or site address. Look yourself up before a buyer's agent does. If the deck, the finished garage or the heat pump has no permit on record, you want to know that now, while you can still close out the permit or decide how to disclose it.
South Hill Seller Checklist, Step Two: Build the File Before You List
With the parcel confirmed, assemble the documents a buyer is entitled to or will ask for. Doing this before listing is what lets you answer an offer in hours instead of days.
Form 17, the seller disclosure statement
Washington's disclosure form is set out in RCW 64.06.020. It covers title, water, sewer and on-site sewage, structure, systems and fixtures, homeowners' associations, and environmental conditions. You answer from your actual knowledge, and the statute says the form is not a warranty. Fill it out before you list. Two questions matter more on South Hill than in most places: the one asking if public sewer is available and if the house is connected to the main, and the one asking if additions or remodels had building permits and final inspections.
Sewer, septic or dry line
South Hill homes fall into three groups, and each has a different to-do.
- Connected to Pierce County sewer. Most of South Hill sits inside the county sewer service area. Nothing to order, though a camera scope of the side sewer is inexpensive insurance on an older home.
- On septic. The Tacoma-Pierce County Health Department has you get the system inspected and the tanks pumped, then apply for a Report of System Status. The department's stated goal is to review the application within 10 business days, and it says that cannot be rushed or guaranteed. Once issued, the report is valid for one year. A 90-day conditional report is available when the buyer agrees to take on unresolved deficiencies.
- On septic with a dry sewer line. Some subdivisions were built with a sewer main in the street that is not yet connected to the county system. Pierce County lists 31 such developments countywide. When a line is activated, owners receive notice and have 180 days to connect, at a cost the County estimates at $15,000 to $30,000. You still need the septic report, and the buyer will want to know the connection is coming.
Order the septic work in week one. It is the only item on this South Hill seller checklist with a government review time you cannot shorten.
HOA documents
A large share of South Hill sits inside planned communities, and my South Hill HOA guide explains why. As a seller, gather the declaration, the current rules, the budget, your dues ledger and any notice of a special assessment. For communities created on or after July 1, 2018, RCW 64.90.640 requires a resale certificate. The association has 10 days to furnish it after you ask and may charge no more than $275 to prepare it. Older plat communities are generally still under the earlier homeowners' association chapter until that chapter is repealed on January 1, 2028. Ask your association which statute it operates under, and request the documents either way.
The smaller items
- Lead-based paint disclosure if the home was built before 1978.
- Service records for the roof, furnace, water heater and any septic pumping.
- Your water purveyor's name and account number. The County's water system lookup shows who serves a given address.
- Mortgage and lien information so escrow can order payoff figures early.

Less time passes than most sellers expect. For the three months ending August 2026, Redfin's South Hill market data shows a median sale price of $594,606, flat against a year earlier, with homes going pending in a median of 18 days compared with 24 the year before. Sellers received 99.9 percent of list price and 33.1 percent of homes sold above asking. In the same window, 39.9 percent of listings cut their price.
Those last two numbers describe two different sellers. One priced on current comps and had the file ready. The other did not. - Upload Form 17, the septic report and HOA documents so buyers' agents can see them before writing an offer.
- Keep the home show-ready and the utilities on, including during any move-out.
- Compare offers on terms as well as price: contingencies, closing date, earnest money and requested possession date.
South Hill Seller Checklist: Mutual Acceptance to Closing
Mutual acceptance is the moment both parties have signed the same terms. Every deadline in the contract counts from that day. The two statutory ones come from RCW 64.06.030. The rest are set by the contract you signed, so read the dates on yours.

Signing and closing are usually different days. You sign a day or two ahead, and the sale closes once the deed is recorded with the County. You own the home, and should keep it insured, until then.
What Does a South Hill Seller Pay at Closing?
Escrow prepares a settlement statement showing every charge against your proceeds. Two lines are set by law, and both are a little different on South Hill.
Real estate excise tax. The Washington Department of Revenue applies a graduated state rate: 1.1 percent on the first $525,000 of the selling price and 1.28 percent on the portion from there to $1,525,000. The local rate for unincorporated Pierce County is 0.50 percent on the full price. At South Hill's $594,606 median, the state portion is about $6,666 and the local portion about $2,973, for a total near $9,639 plus a $5 state technology fee. For sales on or after January 1, 2027, the first threshold rises to $551,000, which trims that bill by about $47.
Property tax proration. Washington property taxes are due in two halves, by April 30 and October 31. Escrow prorates the current half to the closing date, so you are charged or credited for exactly the days you owned the home.
The remaining lines are commission, title and escrow fees, any HOA transfer or certificate fees, final utility amounts and your mortgage payoff. South Hill Seller Checklist: Moving Out and Handing Over
The last stretch is logistics, and it is where South Hill's patchwork of providers shows up again.
- Water. Call your purveyor for a final read on the closing date. Firgrove Mutual and Tacoma Water serve most of South Hill, with Fruitland Mutual, Rainier View and Valley Water covering smaller pockets. Mutual companies may have membership paperwork to transfer.
- Sewer. If you are on county sewer, tell escrow so the final bill is settled at closing.
- Garbage. Per Pierce County, LeMay serves ZIP 98375 and the part of 98373 south of 112th Street, and Murrey's Disposal serves 98374 and 98373 north of 112th. Cancel with the right one.
- Carbon monoxide alarms. Under RCW 19.27.530, the seller of an owner-occupied single-family home must equip it with carbon monoxide alarms before the buyer may legally occupy it.
- Power, gas and internet. Schedule shutoff or transfer for the day after possession, not the day before.
- Leave behind keys, garage remotes, appliance manuals, the septic record drawing if you have one, and HOA gate or mailbox keys.
- Forward your mail and keep a copy of the final settlement statement for your tax records.

South Hill Seller Checklist: Questions I Hear Most
The jurisdiction items. South Hill is unincorporated Pierce County, so permit history sits with Pierce County Planning and Public Works, not the City of Puyallup. Water comes from one of several purveyors depending on the street, some subdivisions are on septic with an unconnected dry sewer line in the road, and the garbage hauler changes at 112th Street. Each of those is a record to pull or an account to close, and each is looked up by parcel, not by mailing address.
Under RCW 64.06.030, the seller delivers the completed, signed and dated disclosure statement no later than five business days after mutual acceptance, unless the parties agree otherwise or the buyer has expressly waived it. The buyer then has three business days from receipt to approve it or rescind the agreement and get the earnest money back. Completing Form 17 before you list lets you hand it over the day you accept an offer, which starts that three-day clock early.
If the home is on a septic system, yes. The Tacoma-Pierce County Health Department has you get the system inspected and the tanks pumped, then apply for a Report of System Status. Add the two to four weeks it takes to assemble the file before listing, and a prepared seller should plan on roughly nine to thirteen weeks from decision to keys.
How I Work Through the Checklist With South Hill Sellers
I start with the parcel. Before we talk about price, I confirm sewer or septic, look up the permit history, identify the water purveyor and find out which statute your HOA runs under. That produces a short list of things to order, with the septic report first because it takes longest. Then we set a listing date that leaves room for all of it.
